1. I don't need an iPad but I want it to replace my MBP 16" to make my workflow and entertainment more pleasant.
2. Use case:
-media consumption,
-writing,
-youtube video editing (I'm a youtuber, ps. do you see Final Cut coming to the ipad pro any time soon? LumaFusion seems to be not as good),
-light graphics editing,
-managing a wordpress webpage,
-taking it with me everywhere,
-playing an AAA mmorpg - very graphics demanding:

3.I do have a MBP 16" but sitting in front of a laptop makes me tired as I sit a lot in front of a PC at work, it just feels old and I hate being stucked in front of a desk.

4.If xcode is coming - will use the ipad for making an app. (I'm learning swift currently, so I might want to start making the app next year)

So, do you advice me to buy one now or wait for the a14x one? Will the power bump be huge? Will I need it?

I want the thing to stay with me for at least 4 years and be productive and fast with it.

The next iPad Pro might come out this year but my bet is that it will get released in 2021.

And A VERY IMPORTANT QUESTION:
Is selling my MBP 16" a good idea for my use case? Would I manage my tasks easily and pleasantly with the use of an iPad Pro only?

Any advices?

Ty

I would wait until WWDC to make your decision.

For now there is no confirmation about Final Cut Pro coming to iPadOS. There are rumors about this but it is not sure deal.

Not sure that I follow here. I get that you don't want to sit on desk the whole time but I do not think that you can do most of the activities you mentioned on an iPad and not being on a desk either. For example whatever iPad you choose the display would be smaller than your 16 inch screen. I bet that you will need external display and that kind of means sitting on a desk. Also I am not sure that the iPad with keyboard is more lappable than a laptop. And I don't think that you can do precise video editing, graphics editing or lots of typing in bed. Or I know I would not as I will need the stability the table/desk provides.

4.If xcode is coming - will use the ipad for making an app. (I'm learning swift currently, so I might want to start making the app next year)

As Final Cut Pro there are rumors about Xcode coming to iPad but no confirmation currently. However to be honest iMO even if it comes it will be a first version and I won't be surprised to be not enough for what you need. Those apps appearing on iPadOS is a good starting point but I honestly would not expect to be fully usable in the first year. I expect them to need at least 1-2 years to make the apps usable enough to cover MVP of the general users' needs and usage.

I personally would wait for few reasons:

1. We have no confirmation that the apps you need will come to an iPad
2. We have no idea what features will have those apps on iPadOS if they do come
3. With your usage and needs I am not sure that you will be that much away from desk no matter the device

Nope. You seem to be using your mbp a lot. With this kind of usage you'll need a keyboard anyway, and with a tablet you'll be forced on the desk even more, because you can use the mbp in bed for example, and even worse, you'll be stuck with a smaller screen.

I think this is great advice for the OP. The workflow seems suited for a Mac for sure.
OP, the best judge is yourself. If you want to give this a try, order what you need from Apple and use it in the return period so that you can make your own experiences.
