do a get info on it, and just unclick the box next to the word "Locked." Can't delete a locked file...

Can you right click on the document, select "Get Info"? There could be a little square that says locked. Maybe unchecking that square could help.

That still won't work for me..

I have the same problem with being unable to delete a locked PDF.

When I do a "get info" the "Locked" checkbox is greyed out. All the R/W permissions are set to read only, and if I try to change them they just revert back to read only.

I am logged in as an admin..

Any suggestions??
