Having problems connecting an additional HDMI display to my Mac Mini (late 2012) running 10.14.6. It has TWO 27" THUNDERBOLT displays daisy-chained from the THUNDERBOLT port. After rebooting and toggling all displays on and off the third display (HDMI) is not recognized by the OS. Anyone have experience with this issue???

Only the Mac mini 2018 supports three displays at a time (the 2014 model also only supported two displays). Unless you're going to use some kind of USB adapter (with more lag).
 
Not sure, but I think the Apple Thunderbolt display is a special case, since they can be daisy-chained. When I got my MacBook Air back in 2012 there was some discussion of this and IIRC, the HD4000 would support the built-in display plus two Apple Thunderbolt Displays for a total of three screens. But it would only support one external display over MiniDisplay port.

Not sure how that applies to the Mini, since it (obviously) doesn't have a built-in display.

Just learned about the USB solution but not the bad things like LAG. Does the USB solution require software to make that work? Might be best to upgrade my mini to a new one since it is technically 8 years old?

Something like this:

I'm unsure of the lag, but I thought there was some hit in terms of refresh rate.

Maybe it's worth keeping hold of it until new Apple silicon minis are released...
