I have a demo copy of Snow Leopard Server that I'd like to load into a virtual environment on my Mac (preferably using Virtual Box).

I'm not sure how to do it, since the server disk does not contain a traditional ISO file, but rather a .app file that is used for the installation.

Does anyone have an idea on how I can do this, or what I will need?

Either make an ISO of the disk using Disk Utility, or connect the DVD drive to the virtual environment, allowing you to install directly from the DVD.
