I currently have a series 3 watch and it's slowing down considerably. I'm looking at the Series 7 45mm GPS + Cellular. What is the advantage of the Nike version over the regular version?

Nike band, Nike Run Club, and Nike faces are the benefits of the Nike vs non-Nike.
 
If you are planning to get aluminum in either silver or black (now called starlight and midnight), there is absolutely no reason not to get the Nike version. It has everything the regular version does plus the extra Nike faces. Only reasons to get the Apple version would be if you want the red, blue, or green models, or if you are only interested in bundling it with a regular Apple band instead of a Nike band.

You can always download Nike Run Club app separately on a non-Nike watch as well, though. But on the Nike version it's integrated into watch faces as well.
 
I'm looking at the 45mm S7 GPS + Cellular which is $409 today for Prime Day. I planned to get the Nike version from Best Buy which is $459. I can always get the Nike band afterwards, but what about any of the other Nike features?
