I have been using Ubiquiti UniFi 802.11ax (Wi‑Fi 6) with the ATV 2021 for quite some time, the speedtest improved by about 30% compared to previous speedtests using 5 GHz WiFi access points.

Wi-Fi 6e supports 6 GHz. Wi-Fi 6 does not. I don't think a Wi-Fi 6e router will help the OP solve this particular problem. And, they'll spend more on it than they would on a Wi-Fi 6 router.

Never suggested that it alone would solve the problem. Yes, cost is a consideration.

Which is WiFi 6, not WiFi 6E. Very confusing nomenclature. Wifi 6 is ax, Wifi 6e is an ax extension with support for 6 Ghz channel

Do not bother spending more to buy a Wi-Fi 6e router. Apple hardware does not support the added capabilities of 6e. Further, that added capability doesn't add much when there are walls in the way

Support for 6E will hopefully come with products coming in the fall. Rumors also have the headset using 6E, whatever that means. Routers last for a long time. Better to be prepared than having to replace a router early at the point that 6E is ubiquitous. Personally I'd rather spend a bit more for one router than much more for two routers if I have to replace the first one to get 6E later.

I will follow this advice for my next router. But, the OP is splitting the cost with their landlord. I just assumed that it's likely there will always be walls in the way and low reception. And, the OP will have to convince the landlord to pay the premium for something the OP won't benefit from. I have no idea if the relationship with the landlord is such a long-term one that the 6e will ever be relevant.

I guess neither of us should advise the OP one way or the other regarding future requirements. My advice was based on unstated assumptions - quite possibly wrong ones.

He has a good router it’s just not WIFI 6. It’s also not near an Ethernet port. It seems to work better when he takes vacations and no one is using it but me.
 
I didn't read the thread so this may have been mentioned before but if you get an app like Wifi Sweetspots for your smartphone it will report the single strength and speed of the router you are connected too. Since its your phone you can move it around and test to see if walls are greatly hurting signal strength and find good spots and dead zones. Might help....Sometimes move a device, router or its antennas a couple inches makes difference...
