You also seem to be confusing inflation with appreciation. Not all markets are equal.

You also need to sink a lot of costs into that house (maintenance) to keep its value up (or keep it period...try skipping your property taxes)
 
So do you not buy anything then? I hate to break it to you but if you buy anything from any store or online retailer, the price is much higher than the cost of production/transportation/marketing/distribution combined. That is how a capitalist society works, companies don't give things away for the benefit of the people.

Do you ask the same when your local coffee shop charges you $3 for a cup of coffee that probably costs them 30¢ in raw materials?

hmm... All things considered, that is an awful lot in cash reserves which can only come from significant 'net profit' margins.
At the end of the day though, if they can thrill the consumer enough to get them to part with their cash, good for them!
 
An item is worth what someone is willing to pay - they are selling strongly, therefore they priced it right. If I only billed for my incurred cost and have no markup, I wouldn't make any money or be able to build my business - so my charges do not reflect my actual costs, but what the market will pay me
 
Watch any episode of Shark Tank...if it costs the person $2.50 to manufacture the item, they sell it to wholesalers for $5 and The Whoelsaler sells it to the customer for $10.

I recommend hiring a financial advisor if in fact you are paying $45 over the cost of your shirt. Moreover, that $5
Shirt you are wearing was probably made in a sweatshop in some developing country where workers are underpaid and overworked. 😵

No finanical advisor is going to waste their time talking to you about $45 shirts or $5 shirts unless you have millions to invest and if that’s the case you wouldn’t be wasting their time talking about $45 or $5 shirts.

Materials typically are not the most expensive component to an item. The labor has to be accounted for. Wages, benefits, etc. Now stop and think of how many people have a hand in a single phone.

Haven’t even touched on the facilities that include fixed and variable costs, etc.
