Bologna! I have been using my M1 iPad Pro to take care of all things concerning my real estate and property management businesses since Nov 2021. In fact, I liked the work flow, mobility, and simplicity so much better than my 2019 16" i9 MBP that I sold the MBP and never looked back. I can do things with ease on my iPP for my businesses that I could never even think of doing with my MBP. IMHO, the iPad is the most innovative, convenient and easy to use, flexible device that Apple has made to date.
Ur work doesn’t seem very compute heavy. Even an iPhone or Chromebook can do the same XD.

Let's see, is there anything the iPad Pro can do that the iPhone cannot? Why of course there is, because it's not just a big phone, or toy. Yes, the iPad Pro can do everything the iPhone can do, and more, but not visa versa. Been taking care of my real estate and property management businesses with my M1 iPad Pro 11 for 2 years now, something that I could never do with just an iPhone or Chromebook. Yes, my iPad Pro easily replaced my 2019 16" i9 MBP for all my real estate work, and I've never looked back.

1. Take notes with Apple Pencil
2. Convert handwriting to text
3. Replace a real notebook/paper
4. Edit photos with Apple Pencil
5. Edit and annotate pdf's with Apple Pencil
6. Render full web pages on Safari
7. Run 100's of apps just for iPad
8. Multitasking
9. Full external monitor support
10. Be a secondary display
11. Connect external devices (SSD/HD, Mouse, Keyboard, Webcam, Docking Station, etc.) with USB C or Thunderbolt
12. Much more screen real estate to do real work on

My M1 iPad Pro 11 replaced my MBP for use in my real estate and property management business and totally streamlined my workflow, reduced steps I had to take, makes the work easier, and a lot more fun. I work with contracts, forms, docs, pdf's, take a huge amount of notes, sketch house dimensions, take pictures, communicate(messages and email), and do a bunch of scanning. Working with documents, pdf's, contracts, and forms is so much easier for me. Editing, marking up, and then sending to clients is all done within the app, and reduces the amount of steps it takes to communicate. The iPad also reduced the amount of hardware devices I needed, and condensed them all into one really portable device that actually makes my work more easy and convenient. Of course, misguided and ill-informed folk will deny it's a computer but when I head out the door, it is my main go to computer that does more, does it easier, does it faster, and does it in less steps. I really look forward to grabbing my iPad computer when I go to work, and feel great relief that I don't have to deal with a clunky and cumbersome laptop computer anymore.

I use my iPP exclusively for my Real Estate work, and it makes my work fun again. I carry less devices with me because the iPP is actually more useful to me in my Real Estate work than a laptop ever could be. I no longer need an extra still or video camera, or a scanner. I no longer need a folio with a pad of paper to write on. I no longer need my Sony voice recorder for voice notes. I take a lot of hand written notes and sketch house and property dimensions. I create, edit, and annotate contracts, pdf's, and documents. I use spreadsheets to keep track of business expenses and rent income along with other data bases. I take and edit a lot of videos for listing ads and virtual showings. I use Safari for full desktop access to the local Multiple Listing Services (Paragon) to search listings and submit listings, another task my iPhone can't do. My iPP easily takes care of all of these needs. There are many things I need in my Real Estate work that the iPad does easier or that an iPhone or laptop/Chromebook just plain can't do. As I have said before, I would rather have a tablet computer that can replace a laptop than a laptop that can't replace a tablet computer, any day. And, while my iPhone 13PM is a great phone to have, it could never replace my iPad Pro for all my business needs.

Your lol at the end of your post is correct. It's amusing that you even made that statement at all.

Will wait and see what the price really is on the new models but given that I’m going to upgrade to a 12.9/13 screen mainly for more room playing GeoShred and then for whatever “video” stuff I watch, it’ll come down to the OLED value for the video since I don’t really need that for GeoShred and other music apps. Hoping for some price drops on the M2 flavors also.

If they do a larger Air would that suite your needs? A 12.9/13 Air is one of the rumors, too.

The new air sounds interesting but I have the first M1 one and will probably run that into the ground. GeoShred is a touch screen musical instrument so the Air wouldn’t work for that, only the iPad does.

Free 1 year subscription for FCP for iPad?
Not everyone needs FCP, and for those who need it - later on youre forced to buy it for your own money after the year is out, not much of a gain imho for what youre supposed to pay for these new iPads.
Sure, Apple is all about making crazy bucks, but overpaying for overpowered hardware where software barely touches it, is in my opinion crazy, especially now that they will become even more expensive.
