I'm still thinking its your path to application that is not kicking off the huge download ~30 GB). See other MBP that were successful. ;)

Try this
Open terminal
type xattr -c (with a space after the letter c)
Once you have the text in the Terminal, just drag your PoE app to the Terminal window and then press Enter.

That is a another way to use terminal for making a path to the application

Done the drag the app to the terminal window then pressed enter method, click on app, Path of Exile application it does a 27.4 MB download then fails with this error.....

They are the same point of view the original
xattr -c /Applications/Path\ of\ Exile/Path\ of\ Exile.app

Make sure no period at end after app

Alternatively POE application can be in any hierarchy as long as you set the path in terminal which is why I told you can do this also:

does a Content.ggpk get created?
Have you tossed that and retried?
 
If you look at this URL this is GGG list of reported bug/issues with beta MacOS client.

New High Priority Issues:
  • Users get an "Invalid Installation" error when installing the posted version. We are working on a fix. In the meantime, there's a workaround in the news thread.
Known Issues:
  • Rarely, keyboard input doesn't work on the main menu. Restart the game client to fix this.
  • Gateway autoselection currently doesn't work. You will need to select the closest gateway manually for now.
  • The client currently does not correctly load certain dynamic assets such as the message of the day image, the countdown to Heist's launch and various microtransaction shop images.
  • While running around, you may occasionally see a black tile on the edge of the screen briefly. This is an engine quirk that occurs with the Windows version also, but it's more pronounced in our current Mac version.
  • Item Filters not loading from website. 'Open folder' button in UI options not working.
  • Using the Map Device can cause your game to crash.
  • Window Resolution/Size is too small when opening the game.
  • Nodes on the Passive Tree losing their descriptions when allocated.
  • Pressing the Esc key in Fullscreen exits fullscreen mode.
  • Antialiasing causing graphical problems.

Note that because Command+Q is technically the keystroke to use the Ctrl+Q skill binding, you can use Command+Option+Q to close the game client in a hurry.

Yup done that it creates another .ggpk and does the same thing.

I see several have pointed out that this experimental beta can take your CPU cores to 100 C (throttling temp), so waiting for them to spend more time patching the client. Intel I7's can safely handle that temp, but the game shouldn't work only as say a iMac 5 k resolution.
 
Vegan Warefare posted this tip. Likely works for Catalina, but the current Big Sur beta its greyed out.

I have played a little bit on my mac but couldn't get stable performance. But one little trick did solve the issue for me.

I play on an external display 34" widescreen FYI.

No word on when they change from a experimental beta to a official release. The game has been patched several times, now up to 3.12.2B.

A another workaround was suggested by sechssechssechs - Note open in Low Resolution is disabled in Big Sur Beta 9.

For the guys who want to be able to change the resolution, there is one workaround I am currently using:

1. Get the EasyRes app (https://apps.apple.com/us/app/easyres/id688211836?mt=12) or an app with similar functionality like SwitchResX (paid, you can get it from https://www.madrau.com/).

2. Lower the resolution of your Mac to something like 1280x800

3. Right Click the Path of Exile.app file > Get Info > Check "Open in Low Resolution"

This improved my fps tremendously. Running stable 60 fps, CPU proximity temperature 60°C with MacsFanControl's "Full blast" preset and lowest settings in-game on my MacBook Pro 2018 (2,6 GHz i7 and Radeon Pro 560X).


I have a 2012 Retina MBP (Catalina 10.15.7) that uses Nvidia GPU and see the 27MB download issue where it just quits fairly quickly before it starts the large download to build the game. That has been reported here and in their forums by several.

Don't hold your breath, this is GGG we are talking about, they still have not sorted out the PS4 version
that has been crashing since launch day :(

Also don't forget that their engine is pretty much based on the work of a single person. They never had anything else besides Windows on their mind when they started the whole thing. That worked back then. The larger the game got, the more problems showed up. There's been an unofficial port for Macs for ages, but it had it's own problems or better said, the problems were caused by how they handles things in Windows. They're not going to fix their problems by making the game bigger and adding new features and at the same time working on their own engine. If they had a whole team working on it, maybe, but not the way they're handling things. I guess it'd be better they move the whole thing to the next major version and port it to Unity/Unreal.

I never followed this game closely through the years except notice how it compared to blizzards Diablo series, but I did read through some of the history of the unofficial port for Mac on what was utilized in the last few years. The main impairment apparently was the data system they used for POE before 3.11.2 which necessitated a complete redo of it. I saw in the lengthy unofficial Mac thread how that was getting to be a real issue against their unofficial Mac port.
GGG would change their data system to instead using content.ggpk to large amount of smaller files (max 100MB, ideally one file per each effect). I guess this is the most likely scenario, if GGG is willing to support PoE on Mac at least passively.
So when I read their development team was actually going forward with a real Mac port after WWDC it perked my interest with this older game. The number of game updates I seen recently trying out Beta with fixes denotes a larger team of developers. I see they discussed the size of their company in 2018 saying principal programmers was a dozen, with many support, QA parties amounting to 120 staff. Likely they have more now

The game has not seen any actual series of bug fixes from experimental beta so I understand the pessimism LOL, but GGG are bringing this forward at a good time as Apple transitions between different processor platforms, just as Blizzard is working on Diablo 4. ;)

At the beginning of next week, we're planning to deploy another patch (with a short server restart) which includes more improvements for Heist. While we prepare this patch for deployment, we wanted to give you some insight into what it contains.

Mac Improvements
This patch includes some Mac-specific improvements as we continue to get closer to our official Mac launch.

These are fixes for things like keyboard input failing, gateways not displaying their server latency, improvements to patching, images not displaying and the client crashing after being minimised alongside general client improvements.

Other Fixes
We are also working on various instance and client crashes which will be hotfixed as they're ready. We'll share a preview of next week's patch notes prior to the patch going live. This preview would cover more small changes outside of those detailed in this post.

Patch 3.12.4 (Oct 13th) removed the following know issues

I also saw the game not exiting into a system report to sent to Apple using Big Sur beta. It now shuts down correctly.

Game still has no settings against GPU setting such as recognizing what's in your MAC, a windowed resolution setting.
CPU still is still performing a lot of processing instead of GPU.

It runs but takes precautions against CPU being throttled until this client is more developed. I used Easy Res to limit resolution. Mac Fan Control to monitor temps.

The disable Engine Multithreading seem to have the most effect. Used the 1280x720 retina instead (Easyrez) Have the fan sped up to fixed 2300 RPM was manageable without elevating the CPU as before.
 
Patch 3.12.4d removed the following know issues
  • Fixed an issue on Mac where enabling Antialiasing Quality caused the game to only display Bloom effects.
  • Fixed a client crash that could occur on Mac when opening the Map Device.
Since latest Big Sur release candidates support "Open in Low Resolution" there are various ways to play this beta Mac Client so without over taxing the CPU without GPU being used as shown above post.

No comments to when the official release will be completed.
The issues of using a 2012 laptop using a Nvidia GPU running Catalina and failing to install seen no fix yet.

Please don't get me wrong. I never said there won't be a AS build. There is *currently* no such version available. I have no idea if GGG are working on one, how long it would take them and if we'll ever see one. I simply don't know. All I can say is that the currently available version requires Rosetta2 to run, which translates the x86_64 version which is the only one available right now.
 
I get what you're saying. I'll keep everything crossed just in case they do end up implementing support for the M1. And I hope that is real soon. heh. Thank you for the explanations.

last post says about as much as Grumpycoders comments. All this talks about Official version is like a POE port odyssey, slowing getting there. But GGG have a ways to go. Diablo 3 s22 is a good alternative and plays on a M1 running fastest 11.1 beta. ;)
