Couple of observations:

1.) Smart with the addition of the extra cameras. The only thing that doesn’t make sense to me, [As you mentioned in the beginning of the video], your room-mate initially heard knocking late at night, but doesn’t consider to even look to see who it is, just because… it wasn’t for him? That’s extremely odd and a huge oversight. He probably was the key to having these dirt-bags apprehended if he would’ve acted on who was knocking at the door from the get-go.

(I probably wouldn’t have even gone to the door if I didn’t know who it was, but I certainly would’ve wanted to see who it was through a window at a minimum.)

2.) The room where you finished the sub-flooring, and you cut out that trust, really opened it up. Huge difference.

3.) I actually think your IT room will be awesome when it’s done. But that set up is just screaming with the fans in that room to keep everything running cool.

4.) One thing I noticed around the house, is that a lot of the windows are tarnished or the glass looks like it might need to probably be replaced at some point. I don’t know if that glass can be cleaned and restored back to its original condition, or if if the glass has to be replaced, because of neglect of cleaning from probably all those years with staining. I think that’s another project of improvement that will really help with more natural light.

5.) I’d be curious to know when you plan on reconvening with Kaleb at some point. Maybe even, he makes a trip out to your place for the day if you ever needed assistance and shed some more light on your project.

So, creators do have a bit of input about the ads. I was thinking of posting a screenshot here to get some feedback on how to run them.

I struggle with this because I started paying for Premium months ago and haven't seen ads since, so I don't really know how they run anymore.

I'm glad that you're able to turn this into something that hopefully brings in a little )or a lot) of income. Saw the video & have a few questions. I know you're getting a lot more requests now, so if you don't have time to answer any or all of them, I understand.

1. Why did you put down the sound deadening stuff originally (in an earlier episode), only to have to remove it, then replace it after you put down the insulation.

You ever get a new toy, but you can't use it right away because it needs assembly, but you play with it anyway? Yeah, it's kinda like that, lol.

2. I saw you putting down the insulation flip flops & short sleeves. When I put down insulation in our house, I was itchy as hell for the next several days. Did you run into any of that?

No, I haven't had any itch issues with it.

3. What are those lines on the OSB for? It looks like you were screwing in the boards on them, so I'm guessing it was for lining up with the crossbeams.

Yeah, those lines match up to modern framing standards. Because my joists don't follow modern standards(it's actually better) the printed lines didn't line up that well.

4. What is the difference between OSB & Plywood?

5. You mentioned something about tenants. Did you end up getting a second tenant? Not that it's any of my business, but last I remember, you had tried a new method to attract tenants & had gotten good results quickly but then the tenant ghosted you.

Funny you ask about that, I did get a new tenant. A week or so ago he started smoking in the house, so I asked him to leave. Today he informed me that he will not be paying rent, or leaving. I probably shouldn't talk about the case in public places until it is complete.

That said, I talked to a bunch of lawyers today, and learned some things that will influence future rental contracts and whatnot. For instance, I have a late fee policy outlined in the lease, but it doesn't specifically state that non-payment is against the lease. Fortunately, it is settled case law in Ohio, so it won't be a problem. But adding the line will make the lawyers happier.

Another oddity, I need to add door numbers to the rented rooms. Not because the law requires it, it doesn't. It's because it makes it crystal clear what tenant is being evicted if it comes down to the sheriff removing their possessions.

6. Did you do any damage to the dining room floor when you dumped the door Fram, etc through the hold in the ceiling?

That floor is solid concrete, no damage. Did you watch with a stereo that can produce low bass? I was surprised at how much bass dropping that framework made.

Not a question, but man does the living room look different with the floor above put back in place.

Nah, I get it, I hold no ill will towards Number 2 for not answering. I've rented rooms most of my life and it is really common to not answer the door unless you know it is for you.

I've heard from my boss(a firefighter) that if you do answer, they sometimes rush the door and force their way in. If those were that kind of robber, than Number 2 was smart to not answer. I am working on a way to put the front sidewalk camera up on a screen by the front door so we can see who is there before opening the door.

Yeah, it is tempting to take down the center wall and make it one big master bedroom, lol.

It's actually not too bad. I normally apply some noise cancelling to anything I shoot in that room. But editing was slow and I was pushing way past my bedtime. I had an all day show the next day so I just needed to finish the video to get it out ion time. In rushing it I forgot to apply the noise cancelling, and also skipped the background music in non-timelapse stuff.

Yeah, I worked on some windows in earlier videos. It's not too hard to pull the glass and replace it. I want to keep the frames, sandblast them, repaint them, then put new double pane glass in them. This will help with noise, heat, and improve visibility.

We don't have any dates or projects set yet. However, there is a historical home tour in Cincy that he want to attend. If he does he'll come by for the tour and whatnot. It was cool to see my circuits in his house working this week!

A little bit of a tease, I started messing with my DIY smart thermostat today to see if I could make it more efficient:

It is very easy to look at this house and pass it up, especially if you will be paying for someone else to do the work. But I saw the potential, and will be doing almost all the work myself. I looked at comps in the area, but in good condition, and they were 3x what I paid, without the detached garage and large parcel of land. So I firmly believe I can increase it's value by at least that much while spending much less.



I once spent a summer helping a friend do residential repipes, removing galvanized and replacing it with copper. I know what the inside of old galvanized plumbing looks like, it's BAD. So I was pretty happy to see that this house has copper plumbing.

There is some non-copper piping, but it is all gas lines. It does slightly concern me that there are some copper gas lines.

Curious. Are you actually going to live there for a while, or are you simply fixing it up... with the intention to flip it?
 
Since it’s all kind of tangibly related, reference home improvements and tenants, this is my thoughts on a tenant situation, and I’m not looking to illicit a response to this, I’m just thinking out loud……

From my experience in renting, (and I know firsthand when I had a summer cottage), I rented that out many times. And anytime I rented it out, The applicant had to complete a pre-screen process, where they had to provide three solid references, they had to be employed regularly and there was a criminal history background. Of course, meeting that tenant was just as equally as important based off my perception of their character.

One thing I learned from my Dad, [he was in the rental business for 20 years, at one point I think he even had like 30 properties], he told me the times that he had to request a tenant to voluntarily ‘leave’ at/or before the lease expires if they so choose, he would start the eviction process immediately if he felt they weren’t voluntarily going to leave or when the lease expires. The reason for that is, because if the tenant decides to refuse to leave at the time when the lease renewal expires and there’s no eviction process started by the owner, that tenant can freely stay in that property until the eviction process has concluded, which can take a minimum of a month and then they have to be served by the owner. So essentially you’re losing money, while they’re not paying rent and living there, until they can be properly served with an eviction notice and now you have future civil court for unpaid rent.

So I understand it varies from state to state based on laws and regulations, but if you have an ‘unruly’ tenant who is violating rules, and has openly stated to challenge you, I would always start the eviction process ASAP and not wait a day later, that way they’re out as quickly as possible. Because every day that goes by that tenant is living there without paying, that’s money lost.

And in your situation John, the most unfortunate part is that you have a tenant that is your worst nightmare, by openly telling you he’s not paying you rent and he’s not leaving. If there’s any one scenario that is as bad as about as it gets, it’s definitely that.

Plus, I’m sure you’ve stated that smoking is not allowed prior to that tenant moving in, and for somebody to smoke in the residence, that can be a very tough odor to remove from carpet and walls.

In Ohio, non-payment has a 3-day notice requirement before I can file with the court. I posted that this morning, after advice from the lawyer. It makes things slightly easier because different judges have slightly different opinions of "3-Days" when weekends are involved. From there, a court date should be scheduled for 7-30 days after filing. In court, the judge will decided how long the guy has before the Sheriff comes and removes him, it is typically days. After removal, any of his belonging left on the front yard become my responsibility to dispose of after 48 hours.

Smoking indoors is explicitly prohibited in the lease.

One other thing. In many states, at any time during the eviction process for non-payment, a tenant can simply pay up and the case gets dropped. Not in Ohio. Once the eviction is filed on Friday morning, there is nothing he can do to stop this train.

I’m not asking you to divulge details, but I can’t believe that tenant explicitly told you direct to face they are ‘not moving out or paying you rent’, all because you confronted him about smoking? (In their room I assume). Unless of course, there was no warning heeded. That just seems borderline lunacy for him to be that defensive over something that tenant signed & agreed to specific leasing conditions. It’s almost like, this person would’ve turned on you no matter what at some point, like it was premeditated, regardless of the smoking, and I question if that person has a past history of renting violations. That’s why I specifically mentioned, always background check your tenants, regardless of how upstanding they appear to be.

I can’t even imagine living in a house with somebody that owes monies, and now is ‘scheming the system’ if you will. If it was me, (and again, I’m just talking out loud), if he still is smoking in the house, I would pursue civil charges if I had to spend resources and money to have the odor removed. I would make sure they’re responsible for every last cent if they want to disrupt your personal livelihood.

You are right, he didn't say it to my face, he texted it. He is dumb enough to put it in writing.

I was chatting with my Missus about said tenant. She said, and I quote, "Considering he knew the rules of the lease, this was probably his intention from the start, to move in and not pay rent...".

If that is the case, certainly a sad state of affairs.

Anything I do to disturb normal life in the house that is outside of normal activity can only hurt my case, not help.

He is taking notes, and I'm forwarding those notes to my lawyer.

He was initially sympathetic towards the bad tenant, then the bad tenant became openly hostile. Now he wants the bad tenant gone. I am going to give him a discount on rent next month as both a christmas present, and an apology for having to deal with this.

I don’t know what it’s like from a standpoint of dealing with bad tenants personally, but hearing the stories from my Dad over the years, and then I have another contact, who is a property owner (That’s his entire income is based on), who deals with incidents like this all the time.

Not that you need this offer, but if you’re ever in need of a second opinion on something, (Even though we are in different states governing laws), I’d be happy to always do a follow up with both of my sources, who are very well-versed in that industry. I agree with reaching out to his ex-wife, it’s probably too risky. If you decide to do that, make sure you have the phone call audio recorded (You’ll have to advise her that the call is being recorded to avoid any wire tapping) or save the transmissions of the email.

But then again, even if you were to successfully reach out to her, I’m not sure if she would have much influence to prod him to move out, especially given he probably has nowhere to go with very limited funds I assume, just given his antics and this whole scenario was likely premeditated. One thing I’m curious of, is he employed regularly.
 
He is a Cisco network engineer and has been working for GE for a little under 5 years, and has 20+ years in the field. Aquiring money should NOT be a problem for him, keeping it might be though.


I have a contact in GE, so I'm trying to track down exactly what office he works in so I can have him served at work.
