Interesting that he’s completely oblivious to the cameras, he never looks for them, and he’s probably unaware that there is audio cued with it.

I’m naturally curious (No need to answer if I’m being insensitive), when he’s not inviting sketchy users into the house, do you ever have any conversation at all in common quarters, like the kitchen about anything in general? Like asking him….Who are these people? Are you (Leon) going to clean the bathroom walls? Or, is it completely everybody on ignore list type of thing, where you avoid him if he’s in the kitchen until he leaves, ect.

I’m just generally curious if he’s hostile when under the influence or more cordial when sober, during daylight hours. Users tend to swing with chemical imbalances, especially depending on at what point of the day.

The 19th is coming up quick, so hopefully everything goes accordingly to get him ordered and removed. Keep us posted and hope all goes well.

‘Pissing off’ an unruly-mentally unstable (Likely chemical dependent) tenant is actually a horrible idea and only would work against John in multiple ways. He’s doing everything right by ignoring him and documenting.

Not only that, but it's daytime noise that would do it. He is up with his friends ALL night, last night he cooked at meal at 3:30 am, then left my cast iron skillet full of water in the sink. This morning I removed a bunch of the cooking tools from the kitchen, including all the cast iron. Doing that hurt like hell because my back has been giving me issues since Christmas Eve, as in, I can only walk around for about 10 minutes a day. So right now, even if I wanted, I couldn't do any demo work.

I think the thermocouple in the furnace just died. I checked everything else and it all seems to be fine. The yellow line is the output duct of the furnace.

But he failed to kill it, then walked right in front of it. I sent the footage to my lawyer, he told me to call 911 and report arson, so I did. The police arrived, looked at the video, then they went in to talk to him. He denied everything, of course. The feeling of relief when one officer said, "You have the right to remain silent..." He was arrested for vandalism. They'll probably release him today, but this just cements my eviction case.

When they arrested him, and found drugs on him. He said he didn't know what the drugs are, so they need to send it off for testing. After it comes back from testing they'll file the drug charges and issue a warrant for his arrest.

Absolutely unreal.

So what led this clown want to vandalize the camera? Was he doing something in that area where he didn’t want you to see it? Or is he mad that you removed kitchen utensils and this is his way of revenge? Super bizarre.

He needs to be removed now, he’s a danger to himself and others in your house. And of course I hope you seek as much civil litigation as possible.

No matter what, just use extreme caution, because he is extremely unstable, as he demoed that multiple times now.

But what this unintelligent person doesn’t realize, is now that he has a criminal record (If he wasn’t already searchable before), he will be now. So hopefully whoever decides to rent to him again in the future, takes three minutes just to search his name/DOB, and will pull up his criminal record and will not rent to him.

Also, I’d be interested to know what type of drugs they actually pulled off him. If it’s fentanyl or heroin, both are felony charges. So that means he would be doing a minimum of year in prison if that’s indeed what the laboratory test results indicate.
 
I had one of his friends cars towed from the driveway last night, they were blocking me in. He knew ahead of time that any cars blocking mine will be towed, he saw her parked there and didn't tell her.

Damn man! I feel for you. Sorry that it got to vandalism but it sounds like that may already be happening in his room. Hope this all resolved quickly for you.

I also diagnosed the furnace problem after Leon was arrested, the combination valve had an internal failure, the local HVAC guy confirmed my diagnosis. The new one was $933 with labor, and now I have heat again. I saved the old valve so I can tear it down on the channel to see if it is fixable so I can have a spare.

Good, now you’ve made a record with the police. That’ll serve you well. I’m guessing he’s no stranger to a jail cell.

The police ran his record and there was nothing there, I think this is his first time getting criminal charges. Hopefully it makes him just want to move on, instead of trying to make life miserable before needing the sheriff to remove him after the eviction hearing.

Best of luck to you with your crazy situation. Hopefully Leon has learned his lesson, but take extra precautions when/if he returns. He may decide to double down on the crazy.

Not getting easier is it? Hope it’s nearly through. Good thing the heating is fixed. Not a good time to be without.

I thought you all might like a little look at some data. The big yellow spike at the start of this chart is when the furnace was fixed and fired back up. At around 0630 the pilot light went out, I relit it when I woke up and looked at the graph.

The furnace is tied to the Living Room sensor.

The "Closet" sensor is the closet in my bedroom, it had an upward trend before the furnace was fixed because I remembered I had an old electric space heater, so I set it up in my room. The grand Room is higher than the rest because it has that new mechanical gas heater, and it is currently set a little higher than the rest of the house.

The more interesting trend is the other stuff after I relit the pilot light. The heat was off for roughly 17 hours, and a lot of heat was lost. That lost heat wasn't just from the air, but it was from the framing, concrete and all the other various materials that make up the house. Sure the air got back up to temp quickly, but all that stuff still has to warm back up as well. It's like how you can toss a steak in a 500ºf oven, but just because it was in the oven for a minute doesn't mean any of that heat got inside the steak. So, as the house itself warms up, the air temps in the rooms will slowly rise as well.

I guess that leads me to a question, how well insulated is the house? Is that something that you can continue to add, which I know you’re doing with the subflooring. Because I know it’s one thing when it comes to creating-distributing heat, but another when retaining it to keep your bill lower.

My heating bill typically runs me about $105 per month, especially right now, we’re at 4° as a high today. And I typically set the ambient temperature at 68°, but as of late, it’s been 70°.

The house leaks like a stabbing victim. I added some insulation to the attic at the start of the summer and that helped some. Now that the ceiling it completely torn out of bedroom 4(next video) I can finish insulating that side of the roof, and seal up holes. I'll slowly do that as I work from room to room. It will also be fairly easy to seal the attic and mimic modern houses, where seals attics are considered much more efficient than vented.

My highest winter bill so far is just under $400! I suspect that I wont have to do exotic stuff to bring that down a lot.

Yeah, the roof will be a huge difference once you’re actually able to patch it properly (Which you had that one video where you started it and we’re doing everything by hammer/nail.) You mentioned years down the road, you completely want to revamp the entire roof.

In my area, what you might see on older homes, is transparent plastic insulation that covers the outside windows. Although it looks semi-tacky, it does make a significant difference to older homes that aren’t properly insulated or have older window installations.

THat's what we did when I was in college...put plastic up to cover the windows. It helped a lot on the old house we were renting.
