Just reset mine and speed went from 40 mbps to over 100! Thanks!
Two speed tests - faster one is from the iPhone 7 Plus, and the slower of the two is from the iPhone Xs Max. Internet is running through an enterprise-class firewall and the AP is a Ubiquiti AP-AC-Pro.
Same SSID, about 10 feet from the AP. The 7 Plus was usable from anywhere on my property. The Xs Max is almost unusable if I go to the second floor of my house.
I am not pleased - Is anyone else seeing anything similar? The Max was set up as a new phone (no restore) - and I've tried disconnecting and re-connecting to the SSID, and using different SSIDs. Similar results.

It’s tough to get gigabit speeds through wifi.
Even with 4x4 MIMO 866 MHz radio in the newest iPhones, the fastest you’ll see is ~600Mbps due to overhead. That assumes you have incredible in-home Wi-Fi router, too.
Maybe your iPhone is locked onto the 2.4Ghz radio of the Ubiquiti?Honestly, not sure what my WiFi network would cap at. It’s a Ubiquiti setup, AC-Pro access points and an edge router x. All hardwired. Then hardwired to the fiber box.

You can also give the two nodes different names. That way, when you want to connect to a specific one, it is much easier.Yup, that's exactly what it was. Increased the 5ghz radio to High and bumped the 2.4ghz to medium. Phone locked on to the 5ghz and it's better now.

I am getting 100mbs slower (160 versus 60) WIFI home download speeds with my XS Max compared to my iPhone 7+.
I compared side to side using the Speedtest app. I reset my network settings twice in the XS.
I will drop by my Sprint store next week and try to get this resolved or a replacement.
