I doubled check with AT&T and Apple. You are correct, they are totally separate , so I don’t need to rush to payoff my AT&T Next balance, but will do it soon.

Yup. These are all just bank loans. The phone is yours, it's not truly a lease, but the loan stays regardless of what you do with the device.
 
Regarding selecting a carrier during preorder:

I have an XS Max that I purchased unlocked at full price from a local Apple Store last year. Within the 14 day return period, I went to the Apple Store and had them convert my Max to the iUP (they returned the device and resold it to me on the iUP). For the upcoming launch, I've checked my upgrade eligibility on the Apple Store app (several times), and it says that I'm good to go for upgrading on the iUP. Also, I'm on the AT&T grandfathered unlimited data plan.

When I go through the iUP process during preorder, do I need to select AT&T as my carrier? If so, will my new device be locked to AT&T? Apple does not sell unlocked sim free iPhones on the iUP, but my understanding is that the TMobile devices are unlocked and that if I buy one of these models on the iUP and simply insert my current sim into the TMobile iPhone, it'll work. I think that TMobile is the only carrier where we're not required to have a current account active with them when we choose the iUP. Is this correct?

To be on the safe side, I will probably choose the AT&T device, but I'd rather have the iPhone unlocked, if possible. Maybe it doesn't even really matter (unless I decide to sell the device in the future) since I'm going to stay with my AT&T plan, but I'd appreciate any info.

I would do everything I can do get unlocked, but i'm not sure if you'll have that option.

Knowing I have T-Mobile, should I just stick with the T-Mobile version? There’s literally zero benefit to getting a Verizon or AT&T version as they all have intel models? I travel a bit and usually get local sim-cards to wherever I’m traveling to.

The bold tends to depend on the year. In general, I would advise, particularly if you upgrade every year, to stick with your own carrier.

That's usually my go-to. I might try to set it up in-store depending on the time. If not, I'll consider just bringing it home and setting it up in the evening

You might have already answered this, but are there separate lines for pre-orders and walk ins? The last launch day store purchase I made was the 5S.
So I have a fairly large Apple Store. When I got there the line was forming (but not very large). All I did was show a staff member my reservation and I was moved to about three from the front of the line (along with the rest of the pre-orderers)

We didn't have a separate line.

I always have mine held at the UPS Customer Center, and I pick it up when the doors open. I never have to wait long, and I have the phone for the entire day. :)

How long will an Apple Store hold your phone for you? Is it easy to select that option when checking out?

I'm wondering that too. I'll be out of town the weekend of the 20th and won't be able to get my phone until Monday.

Oh its because the phones ship directly from China. So they come over on pallets its called UPS World Ease. Each shipment is part of 1 group so its tracked all at once. The individual tracking doesn't really start until the pallets are broken down in Louisville for customs. Therefor Apple doesn't send shipped notifications until like mid day - evening time the day before and it freaks everyone out.

Apple offered SIM Free for the Xs and Xs Max last year on release its what I got. They didn't for a bit on the Xr though. If your getting an 11 Pro it will likely be available day 1. You will be able to see this tomorrow after the keynote when the site updates what the options will be.
