Cyberpunk PS5 patch will be released in 2021, so not a real launch title since it's PS4. Not confirmed but would be really ridiculous if you couldn't transfer...
And there lies the difference. Multiple stores. When Sony lets other retailers sell games digitally, I'll jump ship, but I'm not limiting myself to one store and their prices. I want to enjoy different sales and actions from multiple stores. The price-difference for the disc version will make able to buy games cheaper, so I see it as an investment.
The developers and platform holders would veto any move to make that happen so fast it would make our heads spin. The developers and platform holders want more money, not less.Basically they need to give Best Buy or any other retailer 20-25 of the games price.

Did anyone manage to pre-order a Digital Edition @ $399?
I was able to get the standard version via Walmart, but I honestly have no use for the disc drive. I'm planning on moving to all-digital for convenience.
Bold move knowing you'll need to expand your storage rather sooner than later at an unknown yet hefty price. Those fast SSD's won't come cheap. And knowing you'll be stuck to the premium prices of the PSN Store. No Walmart, Amazon, whatever, ... discounts.
Admittedly, I skipped the PS4 and have been in Xbox land for the past ~3 years. The storage thing never bothered me, because with digital games I can just delete re-download them if/when I want to play them again. I'm fortunate to have fast fiber internet.
For Playstation, is there really a disparity in pricing of newish releases between physical and digital? I buy digital content for Xbox all the time, and I never pay MSRP. There are plenty of sales, or discounted Xbox gift cards at 10%-20% off.
There are loads of sales, but the prices of physical copies go down faster where the digital ones keep their starting price way longer. Also, as I stated, it's only the PSN Sales where otherwise you could benefit from sales at Amazon, Wallmart, Gamestop, etc, etc... And if you delete games to redownload them: putting in the bluray is faster, even on fast fiber internet, not?

Absolutely they are and more than that. Glancing at my orders I paid $27 for Assassin's Creed Odyssey in Jan 2019 and it came out in Oct 2018. I paid $40 for Read Dead Redemption 2 in Feb 2019 and it was released Oct 2018.
And those never go/went on sale via PlayStation Store or CDkeys.com for similar prices? Honest question, not being argumentative, I really have never bought a PlayStation game digitally, and the last PS disc I bought was 10 years ago.

I have to agree with you there. A lot of it seems to be 'form over function' to an extent... a lot of modern games have in-game objects highlighted so you can actually find them within the overly-detailed foliage, whereas on older systems the objects tended to 'naturally' stand out more.Demon's Souls looks great, but partly because I love Souls games. Does it really do anything that a PS4 is not capable of?
I'm still doubtful. I don't see an announcement coming this soon, especially at the E3 conference. I know the Scorpio will be demoing/debuting, but I don't think Sony is going to fall on their timeline because of this. Especially considering the PS4 Pro just launched in November 2016.
I'm still thinking late 2018/early 2019. But We will find out shortly.

Price - I always see PS Store gift cards at 10% off, so effective 10% discount. Are the physical titles typically discounted by 10% within a year of release? Let’s not go into resale value... the few times I’ve made attempts to sell the physical discs, the <$5 recouped cost was not even worth my time/effort. For the pennies I get back on the dollar, I’d rather just keep it.
Convenience - absolutely, popping in the disc is faster than a re-download. But my redownloads seem few and far between. Possibly most critical: I have two pre-teen kids, and two rooms to play games in. I started with discs, and it became a never-ending battle of “where is the LEGO Worlds disc? Who took Minecraft?” Totally annoying for everyone. With digital, it’s simply browse and select. No getting off the couch. No discs with fingerprints. No open game boxes under the couch, behind the TV, etc.
I’m just trying to to understand if the PlayStation “digital” world is different than Xbox. Because my family seems to have done fine with digital-only Xbox for a long time. I don’t think I’ve bought a physical disc in 2+ years.

Sorry if this has been answered - if I get digital only edition PS5 - can I get cheap game codes online from third party sellers, as you do with PC game codes - after the game gets older?

Nope, only on the PSN Store, which is why I won't buy a digital only version.
I see older PS4 titles available via codes from resellers like CDkeys. I have used places like these to purchase digital Xbox games, never had an issue.

BTW, I'm leaning towards keeping my disc version pre-order. It's not that I'm opposed to discs in any way, I was just trying to save $100, since I have long sold off my PS disc titles. And those were only PS2/PS3, so they won't work in a PS5, anyways.
